Commercial Demolition

A commercial space cleared for the next build-out

On this page the work is the inside of a commercial building: an office build-out, a retail fit-out or a departing tenant's improvements taken out, so the space is ready for whatever the next lease needs. The building's shell stays.

It is written for the people who have to get a space turned over: property managers, general contractors, landlords. Tell us what is coming out of the suite, what has to stay, and we will walk the space with you and quote the strip-out on site.

What We Remove

What comes out of a commercial space

Office strip-outs

Non-structural partition walls, drywall, built-in desks, cabinetry, flooring.

Retail strip-outs

Fixtures, shelving, display walls, flooring, from a store that is closing or being refitted.

Tenant improvements between leases

A previous tenant's build-out taken back so the space can be fitted out again for the next one.

A structure inside a building

An office, room or enclosure built inside a warehouse or another building, taken down with the outer building left standing. The warehouse job below is one we have done.

Debris from the strip-out leaves in the same job and the same quote.

What Affects Your Quote

What changes the price of a commercial strip-out

Your free on-site quote gives you one price before the work is booked. These are the things that move it.

How much comes out

One suite's partition walls are a smaller strip-out than a full floor.

What the build-out is made of

Drywall over wood framing, metal studs, masonry: each comes out of a suite differently.

Getting material out of the building

A loading dock at the door is a shorter carry than a suite up a stair or an elevator ride from the truck.

What has to stay

Fixtures, finishes or equipment staying in place while the rest of the suite comes out are part of the walk-through.

Project

A structure inside another building

Office building demolition inside an aluminum warehouse

One of our first major demolition projects was an office building that had been built inside a large aluminum warehouse.

It was a pretty unique setup, and the customer had a hard time finding a company willing to take on the job. The companies they talked to were concerned about the liability and the difficulty of tearing down an office structure inside another building.

It was a tough project, but our crew was able to get in there, safely work through the demolition, and get the entire job done in just three days.

This was one of the first projects that showed us we could handle more complicated demolition work. Just because a job is difficult or looks different from a typical demolition doesn't mean it can't be done.

Before the Work

Before a commercial strip-out starts

Three cities in the guide, Cedar Park, San Marcos and Austin, tie an asbestos requirement to commercial demolition in their own published checklists, and the guide's asbestos section quotes them with their sources and read dates.

Whether the city requires a permit for the work is set by that city, and the owner or the general contractor confirms it before the work date. The guide to demolition permits in Central Texas collects the published demolition rules of the cities it covers.

Permits, utility disconnection and any required inspections are the property owner's responsibility, and asbestos abatement is separate work done by a licensed specialist before ours. Once the space is ready, we take out what is quoted and haul it off.

FAQs

Commercial strip-out questions

Can the work happen outside business hours?

After-hours and weekend appointments by arrangement. Tell us the hours the space has to stay open when you request a quote.

Can you invoice us?

We set up recurring commercial accounts with invoiced billing for property managers and businesses, as on our commercial junk removal page. Ask about billing for a demolition job when you request a quote.

Does a commercial building need an asbestos survey first?

It depends on the building and the city, and the guide's asbestos section sets out the Texas rule and the three city checklists that name commercial work. Abatement, where it is needed, is done by a separate licensed specialist before our work starts.

Can you take down a structure built inside a warehouse?

Yes. An office built inside an aluminum warehouse was one of our first major jobs of this kind; the account is on this page.

How much does commercial demolition cost in Austin?

There is no fixed price; it depends on how much comes out, what it is built from and how it leaves the building. No published figure for commercial strip-outs held up well enough to repeat here; the ones that did are in what demolition costs in Austin.
