The Estate Cleanout Checklist No One Hands You
After 1,000 jobs, here is the step-by-step we wish every family had when they were facing a parents home.
Estate cleanouts are the hardest jobs we do. Not physically. Emotionally. Whether you are settling a parents estate, downsizing a grandparent, or preparing a home for sale after a loss, you are doing this on top of grief, paperwork, and a hundred phone calls. This is the practical checklist we wish more families had.
Before you start
- Find the will and any letters. Some belongings may be specifically bequeathed.
- Locate important documents. Birth certificates, deeds, titles, tax records, photo albums. These do not go in the truck.
- Check the freezer and the safe. Two of the most common places we find heirlooms (cash, jewelry, watches) on estate jobs.
- Communicate with siblings. Decisions get easier when everyone has had a say up front.
The four-pile method
The simplest sorting system we have seen work, used by professional estate organizers and grief counselors:
- Keep. Items going to family members. Label by recipient.
- Sell. Estate sale, online, or consignment.
- Donate. Anything in usable condition that has no market value to the family.
- Haul. Everything else.
What pros sort first
Bedroom drawers, kitchen junk drawers, filing cabinets, the back of closets, and the garage. These are the highest-yield places for finding documents, cash, jewelry, and family memorabilia.
When to bring in help
If the home has more than three bedrooms of stuff, or you have less than two weekends to clear it, hire help. A junk removal crew can clear a 2,000 square foot home in a single day. An estate sale company can usually liquidate the rest in a weekend.
How we approach estate jobs
We come in with discretion and zero judgment. We work alongside you, ask before we touch anything sensitive, and treat the home with the same care we would want for our own families. We can also coordinate donation pickups directly with local Austin charities so you do not have to.
